real or cgi?

Given it uses the unreal game engine, there's little to suggest it's real.

The unreal engine has been ahead of it's time for decades. It was born to power the unreal tournament games, which is my favourite ever games.

Very impressive, nonetheless.

Very cool, things have come a long way since I was 3D Studio (& Animator) product manager at Autodesk 25 years ago.

Here's what we were producing back then for £1750 a copy, notice the rudimentary but effective depth of field and fall off. -

Mind you not much has changed since then, still the same principles and practices as laid out by Hughes and co all those years ago (and Bresenham at IBM with his algorithm defining how to draw a straight line) - just faster machines and better procedural algorithms for water and particle systems.

The water is the giveaway on the original clip ... it never looks 100% convincing in CGI.

But the rest is stunning.
