Landlords - Any Experience of Legionella Risk Assessments?

I'm being led to believe that all landlords have to comply with this H&S legislation. Can we do it ourselves (competent plumber) or do we need specialists?
 
Wasn't aware private landlords had to comply but if it's just a house then the risk assessment will be fairly straightforward and a competent plumber should be fine. You will have to read up on latest legislation as it changed recently

Yes. Thanks. Letting agent reckons it now has to be done by a specialist, trained person
 
Check the HSE website it normally has good advice, still don't think you need a specialist for a domestic property is it a house let out or a HMO ?

It's a single one-bed house let
 
Name one single case of legion. In the western world in the last 50 years from water? No? Oh, thats cos there are none. Very small risk from filthy aircon units and similar. The chlorine in our water stops it. Risk assessment done.
 
We have to do them at work as we have public standpipes.

The risk comes with a 'dead spur' for example where the water just sits and is never drawn through.

Anyone can test , you run the tap for X period ( specified ) and then take the temperature. If it's below a certain level , you're ok , job done.

The water doesn't have to go off for tests or anything.

At a couple of sites we were recommended to cut out the dead spurs ( to old standpipes ) so we did. Basically , as long as the whole system has water circulating at some point , it'll be ok.

Because we are govt we all had to do a two hour 'course' so we are 'competent' , but it's not arduous. It's not designed to be an obstacle , much the same as testing emergency lighting doesn't need an electrician once a month , if you are 'competent' you can do it.
 
Is there landlord supplied hot tub in the property? Yes / No

Your risk assessment can be as simple as that.

...or I can come along for £400 day plus ex's and write up a 5 page report?
