I won't go into too much detail here but I urgently need to engage someone in a serious matter.

Any property legal eagles here ? Please PM me.

Thanks,
Vin.

have you got legal cover on your household insurance as an "add on" or included. If you have it in all probaility may well cover you. Its one of the best forms of legal cover you can get for around £25 a year. Check it out

Hi Joe, yes we do have. But ideally looking for a firm recommended from experience. Thanks for your reply.

Depends what you are after but Rokeby-Johnson Barrs (Site under construction) were set up by two ex-Boodle Hatfield solicitors (the law firm for the Grosvenor Estate), and specialise entirely in property matters. I am a friend of Mr Rokeby-Johnson (who left several years ago, so no conflict of interest) and used them for my conveyancing - sensible, pragmatic and efficient. They are not cheap but reasonable for their expertise.

Do you mean other than conveyancing?

Ok - party wall acts are generally covered by Party Wall surveyors who are usually RICS bods (Royal Institute Of Chartered Surveyors).

I can put you in touch with the guy I used when I had a party wall dispute. He was successful.

As an aside, he's also the expert Watchdog use.

Nice bloke too.

Unless you need a solicitor for litigation, the best people for party wall issues are Party Wall surveyors.

Or what developer215 said!

There may be an element of litigation!

I had a neighbour dispute that lasted 5 years and my advice would be avoid litigation if at all possible. It's a lottery and judges hate to see this type of thing in court most of them consider it to be a waste of their time.
My neighbour tried to sue me, after 5 years he lost and it cost him £50,000 we moved house on the day the case went to chancery court. I had decided, win or loose I was not going to jail for this scum (he spat at my 10 year old daughter) and if I had stayed there I would have gone to jail because I could no longer guarantee I would not tear him to pieces.
6 years on we live in a great house with good neighbours but I would never want to go though that again.
The compensation does not make up for the 5 years in court.
