CLK 55 with Electrical issues

I am looking for a Mercedes CLK 55 AMG w208 but the seller says

Wipers intermittent only work occasionally
Parking sensors work occasionally
When seats tip forwards they only occasionally move forward electrically themselves
CD player only works occasionally
A/C keeps resetting itself to 22 deg. c
Orthopaedic seats work for the first couple of minutes then stop
Seller states it could be related to the cabin control until.

Is it worth buying or is it one to avoid

Why buy one with all those faults when there are others out there fault free?

I would avoid that one unless the seller has the problems fixed before selling.
