Another Pana roof question

I had a good look at my roof today, and I'm not sure if the tracks need cleaning.

There seems to be a build up of grease and debris as you can see below.
Should I clean it all off or leave it?
Also, looks like the rubber could do with a clean, what would be best for this?

The next pana service is due service after next.

The area can be cleaned but should have a fair amount of grease to help with the runners.
Also with winter coming its worth treating the rubbers on your car.
 
Thanks, so I take it the debris build up is normal then?

Bit reluctant to clean it all as I don't have access to the proper lubricant, may just ask my indie to do it when I see him tomorrow.

What rubber protectant is usually recommended for the seals?

I also noticed that the rubbers seals either side of the roof, seem to have a bit of green build up, that runs along the length of the seal.

What is recommended to remove this as I don't want something too aggressive?
