BMW in my experience turned a blind eye to sensible tuning (respected tuners such as DMS that my car was done by) to Audi where they offered it as a deal closer!!! I guess the Brabus tuning box (or DTUK) could be an option.

Remap no, you cannot risk nullifying a lease cars warranty, I would think you could be charged/sued for damages. Your own car., yes that's up to you. The trend I have seen on line and know of colleagues with lease cars go for reputable tuning boxes such as DTUK. Declared to the insurance company of course but removed when the car goes in for any servicing or warranty work. This I would consider.
